Covenants, Conditions, and Restrictions (CCR’s)

Declaration of Covenants, Conditions, and Restrictions (CCR’s) govern what is and is not permitted by the Fern Valley Homeowners Association. Ensuring compliance with these covenants is one of the primary responsibilities of the HOA Board. We hope that all our homeowners have taken the time to read these covenants thoroughly. There are two different covenants that govern our neighborhood. Please be sure to select the document pertaining to your lot:

Here are a few of the most common repeat infractions:

  • No boats, trailers, campers, or commercial vehicles are to be parked where visible from the street.
  • Construction of a fence, storage sheds or other exterior structures must first be approved by the Architectural Control Committee.
  • No overnight street or on-lawn parking of vehicles is permitted.

All Covenant infractions submitted to the HOA Board must be in writing via this website or the mailbox located at the pool.


By-Laws are the guidelines for the operation of the Fern Valley Homeowners Association. The By-Laws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership’s voting rights, required meetings and notices of meetings, and the principal office of the association, as well as other specific items that are necessary to run the Fern Valley Homeowners Association as a business.
